Great Results!
We engaged Gary & team to do a deep clean & re-sanding of our cobblelock driveway as well as clean the external windows & gutters (including washing all gutters, fascia, soffit & downpipes). We were very impressed with the results! Everything was cleaned thoroughly with great attention to detail and the difference is very noticeable. Our Process

Clean, Sand & Seal

A comprehensive two-stage restoration for your paving. Sealing is weather dependent — the paving has to be completely dry before any sealer can go down.

Sweeping kiln-dried sand into block paving joints

1. Deep Clean & Re-Sand

First, we pressure wash the area to remove all dirt, moss, and old sand. The paving then needs to dry out completely before we sweep in fresh, sterile kiln-dried sand to refill the joints. Different surfaces require different drying times.

2. Sealant Application

We apply two coats of high-quality SmartSeal acrylic or solvent-based sealer. This penetrates the sand, hardening it like mortar, and coats the surface. We only do this on a dry day with a dry forecast ahead of it, so the sealer can cure properly.

Common questions about our sealing services.

How soon can you seal my driveway or patio?

That comes down to the weather rather than how busy we are. Once the paving has been cleaned it has to dry the whole way through before any sealer can go down. Different surfaces require different drying times, and cold, damp or shaded spots take longer again, so we'll let you know what to expect for yours. If it rains while it's drying, the clock starts again. That's why sealing is booked as two visits, and why we can't commit to a firm sealing date until we can see the forecast.

Why can't you just seal it while it's still damp?

Because it would ruin the finish. The sealer forms a film over the surface, so any moisture still sitting in the paving or the jointing sand gets sealed in underneath. It shows up as a cloudy, milky-white bloom and the sealer lifts and peels within months. Stripping and redoing a failed seal costs far more than waiting a few extra days, so we'll always hold off rather than seal in the wrong conditions.

What happens if it rains after you've sealed?

We only seal when the forecast gives us a clear dry window, because the sealer needs roughly 24 dry hours to cure. Once it has cured, rain is no problem at all — that's exactly what the sealer is there for. If the forecast changes before we start, we'll ring you and move the date rather than take the risk.

Can you seal at any time of year?

In practice, sealing works best from late spring through to early autumn, when we get longer dry spells and warmer surface temperatures. Through the winter months the paving rarely dries out enough between showers, and low temperatures slow the cure right down. We're happy to clean and quote at any time of year, but we'll be straight with you about when the sealing itself is realistically going to happen.

How long do I have to stay off the drive?

For pedestrian traffic, usually 3-4 hours. For vehicles, we recommend keeping them off for 24 hours to allow the sealant to fully cure and harden.

Will it make the surface slippery?

No. We can add an anti-slip additive to the final coat of sealant. This microscopic grit provides grip without changing the look of the surface, ensuring safety in wet conditions.

Does it stop weeds completely?

No, but it prolongs the return of weed regrowth. The sealant hardens the sand in the joints, making it harder for weeds to take root. Any surface weeds that do appear will be shallow-rooted and easy to remove.

Can you seal tarmac driveways?

Yes. Tarmac has different problems to block paving. Over time, UV and weathering fade it to a dull grey, and frost and water open up hairline cracks across the surface. After a thorough clean, we apply a specialist tarmac restoration sealer that brings the drive back to a rich, deep black and seals those hairline cracks, protecting it against further damage from frost, water and heavy use. Deeper cracks, potholes or broken edges need repairing before sealing, and we'll point those out when we quote.

Can you seal concrete driveways?

Yes. We use specific concrete sealers for pattern imprinted drives. Each surface requires a different product for best results, so tarmac, concrete and block paving are each sealed with their own sealer.

How often does it need re-doing?

A good quality acrylic sealer typically lasts 3-5 years depending on traffic and weather exposure. A simple top-up coat can then be applied to restore the protection.
